To help building owners, boards, and property managers stay in compliance with New York City local laws, we have compiled a list of important building maintenance-related local law deadlines and extensions for the first half of this year. While some of the deadlines may be several months away, planning now will help you avoid violations, fines, and even possible civil penalties; most importantly, timely compliance will help keep your buildings, residents, and commercial tenants safe.<\/p>\n

Feb\"Facade<\/a>ruary 21<\/strong><\/h1>\n

FISP Cycle 9B Begins<\/strong><\/p>\n

The Facade Inspection Safety Program filing window for buildings with block numbers ending in 0, 7, or 8 begins next month. New inspection requirements for the 9th Cycle may drive up the cost of inspections for your building.<\/p>\n

\"Buildings<\/a>May 1<\/strong><\/h1>\n

Annual Energy Benchmarking Compliance<\/strong><\/p>\n

Buildings 25,000 SF and larger must submit their 2020 energy and water use by May 1 to the EPA's Portfolio Manager. Energy efficiency grades must also be posted at building entrances.<\/p>\n

\"\"<\/a>June 30<\/strong><\/h1>\n

Deadline Extension for Gas Piping Inspections<\/strong><\/p>\n

The first ever deadline for gas piping systems inspections (Local Law 152 of 2016) has been extended. Buildings in Community Districts 1, 3, and 10 in all boroughs now have until June 30 to comply and avoid hefty penalties.<\/p>\n

\"CO<\/a>July 1<\/strong><\/h1>\n

Deadline extension for CO Detectors in Commercial Spaces<\/strong><\/p>\n

Another deadline extension! This time for Local Law 131 of 2018, which requires building owners with commercial spaces to install carbon monoxide detectors starting this year. CO detectors are also mandated by state law.<\/p>\n

December 31<\/strong><\/h1>\n

Don't Be Caught Off Guard By Retaining Wall Violations<\/strong><\/p>\n

You may not have heard of Local Law 37 of 2008, which requires the cyclical inspection of retaining walls throughout the city, but the DOB won't take that as an excuse if they find that you are not in compliance. Filing deadlines are based by borough; this year, inspection filings for Staten Island are due.<\/p>\n
